Picture a wet November night in Parksville. A storm has come up the Strait of Georgia, rain is blowing against the windows, and for the next few hours your roof is collecting a lot of water and sending all of it to a handful of narrow pipes. Whether the gutters cope depends on things that happened months earlier and things hidden inside the downspouts. Following that storm from start to finish is the clearest way to explain what we clean and why.

Before the first drop

Oceanside summers are dry. July and August often bring very little rain, so needles, leaves, seed and roof grit build up in the gutter for months and nothing moves them along. Some of it blows away. Most of it settles and dries in place, right over the outlets, because that is the low point the gutter slopes toward.

By the time the wet season starts, the gutter looks reasonably clear from the lawn. The problem is at the outlet holes, where the summer’s leftovers have been waiting.

The first half hour

Early rain soaks the dry debris and starts to carry it. Fir needles and grit slide toward the low end of each run. Wet leaves fold around the outlet hole. Under big Douglas fir or cedar, the needles knit into a mat that floats briefly and then settles over the opening like a lid.

At this stage the system still drains, only slower. You would not see anything wrong from the window.

Peak flow: the outlet decides

When the rain is heaviest, every metre of roof is sending water to the outlets at once. A clear outlet takes it. A partly covered one does not, and the gutter starts filling from the low end. Water climbs to the lip and spills over at the corner nearest the downspout, which is why overflow almost always shows up at one end first rather than along the whole run.

This is why we pay more attention to the outlets than anything else when we clean. We open each one from above, clear the gooseneck under it, and check the first elbow, where clumps catch on the bend.

Down the pipe

Inside the downspout, water drops fast until it meets a change in direction. Offsets around a soffit, bends to clear a window, and a kicker at the bottom are all places where debris lodges and builds. A plug halfway down shows itself as water leaking from the joint above it, or a downspout that gurgles and coughs in a storm instead of running steadily.

We flush each downspout from the top and watch it at the bottom. If the flow is weak or stops, we work the blockage loose from above or through the bottom elbow until the water runs clear.

Where it lands

At the foot of the downspout the water goes one of several ways, and Oceanside has most of them. In town, downspouts usually feed a pipe in the ground leading to a perimeter drain or the storm system. On acreages toward Errington, Coombs and Hilliers, they may run to a rock pit, out to a ditch along the road, or onto a splash pad. On some homes a downspout empties onto a lower roof, which then has to carry that water too.

We flush every downspout to the point where it leaves our reach and watch what happens. If water backs up out of a buried pipe, we tell you where and how badly. Clearing underground lines is not something we do; you will know exactly what to ask a drainage contractor to look at.

The morning after

A storm leaves clues. Water still standing in a gutter means a blocked outlet or a run that has lost its slope. A fan of grit or gravel at the base of a downspout means water came out somewhere it should not have. A dark streak on the siding below a joint points to a leak. A soft, washed-out patch in a garden bed shows where a gutter overflowed. If you notice any of these, tell us when you book, because they tell us where to look first.

Downspout questions

My gutters look empty from the ground, but water still pours over the edge. Why?

The blockage is usually lower down. A plug in the outlet or the first elbow stops the water leaving, so the gutter fills from the bottom up and spills even with no leaves in it.

We open the outlet from above and flush down to find it.

Water comes out of the ground near my downspout during heavy rain. What does that mean?

Most likely the buried pipe under the downspout cannot take the flow, either because it is partly blocked or because it was never sized for a heavy storm.

We flush from above and tell you whether the downspout itself runs free. Clearing the buried line is not something we do; a drainage contractor can camera and clean it.

Do you clean the downspouts as well as the gutters?

Yes, every one on the building. A clean gutter feeding a blocked downspout still overflows, so we treat the two as one job.

My downspouts empty into a ditch by the road. Is that something you check?

We check that water leaves the downspout and reaches the end of any pipe we can see. If the outlet at the ditch is buried in silt or grass, we point it out so you can dig it clear.

Can a blocked downspout split?

It can. Water held in a plugged pipe is heavy, and in a cold snap it can freeze and swell. A split usually shows as a wet streak down the wall below a joint.
