Qualicum Bay is the stretch of Highway 19A north of Qualicum Beach, past the Big Qualicum River, where the old island highway runs close to the shore. The road splits most properties into two kinds. On the water side, homes and cottages look straight out at the Strait of Georgia. On the inland side, lots climb into second-growth forest toward the newer Highway 19. The gutters on each side fail for different reasons, so we treat them differently.

On the water side: wind, not leaves

A roof facing open water does not always have much over it. There may be a shore pine or two, but often the gutter fills with less than you would expect from a treed lot. What it gets instead is wind. Storms off the Strait drive rain sideways, and gusts push sand, grit, shingle granules and anything loose on the roof into the trough.

That grit is heavy and settles into a thin, hard layer along the bottom of the gutter and in the elbows of the downspouts. It does not look like much from the ground, but it slows drainage and holds moisture against the metal. We scoop it out, flush it through, and check the downspouts run freely from top to bottom.

Wind also loosens things. A gutter that takes gusts year after year can work its screws loose or pull a strap off a downspout. We check fasteners as we go and tell you what we find.

On the bush side: needles and shade

Across the highway, the picture is the opposite. Douglas fir and western red cedar stand close to the houses, and some lots have bigleaf maple and alder along the edges. Here the gutters fill steadily, the roofs stay shaded and damp, and moss on the shingles sheds into the trough. A packed gutter under these trees can hold water for days after the rain stops.

These houses usually need a firmer clean than the waterfront ones, and some benefit from gutter guards. We will tell you honestly whether guards suit the trees over your roof.

Cottages, cabins and add-ons

A lot of the buildings along this shore started as small cottages and cabins. Many have been added onto over the years, and the gutters show it: a newer section joined to an older one, a short run on an addition that drains onto the roof below, a downspout that ends on a deck. Every joint and transition is a place for a leak to start.

Low eaves make these roofs look easy, and they often are. We still flush every outlet, watch where the water lands, and look closely at the joints where old meets new. If a seam is open or a section has dropped, our gutter repair service can sort it out.

Our cottage gutters are only one storey up. Why not just do them ourselves?

Plenty of people do, and on a short, low run that is reasonable. The catch is usually the other half of the job: flushing every downspout, checking how the water leaves at the bottom, and looking at hangers and seams while you are up there. If you want it done and checked in one go, we are happy to quote it.

Does salt air damage gutters?

Aluminum gutters hold up well near the sea, but steel screws, older steel hangers and any steel downspout straps can rust over time on a house that faces the water. We look at fasteners as we clean and point out any that are corroding or have lost their grip.

The gutter overflows in a southeast blow even when it is clean. Why?

Wind-driven rain can push water over the front lip of a gutter, and a run with too few downspouts cannot drain a heavy burst fast enough. If we see the problem is capacity rather than debris, we will say so, and adding an outlet is something our gutter repair service can quote.

Do you work on rental cabins and small resorts along the highway?

Yes. A row of small roofs is a straightforward job for us. Tell us how many buildings there are and roughly how long the runs are, and we will send a free quote for the lot.

We only use the cottage in summer. Can you clean it before we arrive?

Yes. A spring booking clears out whatever the winter storms left in the gutters, so the cottage is draining properly when you open it up. Nobody needs to be there, as long as the gates are unlatched and we can reach every side. We send you a message when the job is finished.
