The tricky thing about townhouse gutters is that they rarely belong to one home. A single run of gutter can stretch across two or three units, with one downspout at the far end draining all of it. A duplex may have one long front gutter and two owners. When the outlet at one end blocks, water backs up along the whole run and spills over somebody else’s door. Garages, entries and valleys
Attached garages and covered entries add small roofs that meet the main roof at an angle. Where two roof slopes meet, they form a valley that funnels water and debris into one corner of the gutter below. Those corners are often the first place to overflow on a townhouse, and they are easy to miss from the ground. We clear every valley corner and check that the short gutters over entries and garage doors drain properly.

End units
The units at each end of a row usually have the most trees nearby and the most exposed side walls. Under Douglas fir or cedar, an end unit’s gutters can fill much faster than the middle of the row. End walls also tend to take the wind, so we check hangers there carefully.

Many townhouse backs are small fenced patios with a gate. We need to get in to reach the rear gutter. Leaving the gate unlocked or being home to let us in usually solves it. If several neighbours book together, we work along the backs in order and keep each patio tidy.

Freehold owners can book individually or together. If the complex is a strata, council or the manager usually books, and the findings go to them. Either way, we report home by home, so each owner or council knows exactly which unit has a loose hanger or a slow downspout. Quotes are free.

Townhouse gutter questions
My neighbour's half of the gutter is full. Does it affect mine?
Often, yes. If the shared run drains toward a downspout on their side and that outlet is blocked, water backs up along the whole run, including over your home.
The simplest fix is to clean both halves on the same visit.
Can I book just my own unit?
Yes, if you look after your own exterior. We clean your section, flush your downspouts and tell you if a neighbour's blocked outlet is likely to keep sending water your way.
We own both halves of a duplex. Is it priced as one building?
We quote it as one building, since it is one roof. If the two halves have different owners, we can split the quote so each knows their share.
Who is responsible for the gutters in a townhouse complex?
It depends. In a freehold row each owner usually maintains their own exterior. In a strata the gutters are often common property. Your bylaws or manager can confirm. See strata gutter cleaning.
How do you reach the back gutter if my patio is fenced?
Usually from inside the patio, with the gate unlocked or someone home to let us in. If that will not work, we look at reaching it from the side and sort it out at the quote.
How often should a townhouse be done?
Once a year after the fall leaf drop suits most. Homes backing onto fir, cedar or maple usually need a spring visit too. Gutter maintenance can take care of the schedule for you.
My neighbour's upper roof drains onto my lower roof. What can you do?
We clean both gutters and flush the downspout that empties onto your roof, so it carries water rather than needles and grit. The lower gutter below it gets cleared at the same time, because it takes the extra load.
If the water is wearing a channel or splashing onto your siding, we point it out so the owners can decide whether to reroute the downspout.
